A studio for light steel

The house,

already drawn,

before it stands.

We design and build with Light Gauge Steel Framing. Three things: greenfield projects at township scale, bespoke villas for private clients, and tiny homes for the second life. One engineered system underneath all of them.

What we make

Three things we make,

one engineered system.

The same engineering that frames a 220 sft tiny home frames a 50,000 sft campus. What changes is the detailing. The system underneath stays the same.

Greenfield

Township scale

Schools, clinics, sales pavilions, site offices, worker housing. The same engineered system repeated cleanly across hundreds of buildings, on time, on budget, predictable from the first slab to the last handover.

Bespoke Villas

One of one

Private homes designed and built around how you actually live. Light steel lets us span longer rooms, cantilever further out, and detail joints to a tolerance brick walls can't hold. Every villa is one of one.

Tiny Homes

Less house, not more

Compact homes for people who want less house, not more. Weekend cabins, studio retreats, off-grid getaways, second homes. Light enough to sit on pad footings, well-insulated enough to live in through fifty seasons.

Engineered to stand

What we build,

before anything covers it.

Light Gauge Steel Framing isn't a finish — it's a structural system. The same engineering frames a 220 sft tiny home and a 50,000 sft campus. Here's why it builds better than what came before.

Speed to handover
~6 wks
From slab to keys

Steel rolls off a CNC line in the factory and bolts together at site like a kit. The shell goes up in around two weeks; the whole job runs about six. Compare with eight months for an equivalent brick build.

Lighter than RCC

Less mass to shake means a more predictable response in Zone IV and V. Lighter steel means lighter foundations — faster pours, less concrete, less wait.

Thermal, acoustic and fire-rated. The wall does half the work the air-conditioning used to. You'll feel it on the bill.

Every joint exists before any material is ordered

Nothing improvised on site. What we draw is what gets bolted — and that's why we can quote you a date and hold it.

How we build

From CAD to keys,

in four moves.

The system you just inspected didn't appear by accident. Every step is engineered before any steel is rolled — that's why we can quote you a date and hold it.

Step 01
Draw

Every joint exists in CAD first.

We model the structure down to the bolt. Loads are solved, every panel and connector is tagged, and the bill of materials prints itself. Nothing gets ordered, nothing leaves the factory, until the model is signed.

Avg. tagged joints per villa
Step 02
Roll

Steel rolls off a CNC line, not a site.

Galvanised coils enter the factory, profiled members and pre-punched panels come out. Tolerance is ±0.5 mm end to end. Each piece is barcoded against the CAD model so the kit arrives sequenced for the crew.

Factory tolerance, end to end
Step 03
Bolt

Site assembly, in days not seasons.

Foundation, frame, shell, roof — bolted in the sequence the model laid out. No wet trades on the chassis. The structure is weather-tight in around two weeks; finishes and services run inside a dry, square shell.

Step 04
Hand over

Quoted date. Held date. Keys.

Finishes, snags, commissioning. We hand over on the date we quoted on day one — that's the whole point of engineering the structure before any steel is rolled. A 10-year structural warranty travels with the home.

Steel rolls. Steel bolts. That's it.
They quoted us forty-five days. We had keys in forty-three. I've built four brick houses before this one — none of them landed within a month of the promise.

Honest answers

Things people

actually ask.

Six questions every client raises before the first slab — and the answers we give before they ask.

Yes — and on the structural side, often longer. The Galvalume coating gives the steel a corrosion life that outlives most concrete jobs in Indian humidity. The non-structural skin (cladding, finishes, plumbing) has the same service life as it would in any house. We back the chassis with a 10-year structural warranty.
